The seven-storey Atrium Plaza office building is located in the middle of the Main metropolis of Frankfurt – 25,270 square metres of total space owned by Deka Immobilien Investment GmbH. Deka Immobilien is one of the largest globally active real estate investment companies in Europe and has been focusing on sustainability for a long time.

Developing into an attractive smart building

When the building management system of the Atrium Plaza was to be modernized, solutions were needed that would increase sustainability and energy efficiency. At the same time, user feel-good factors and productive working environments must be taken into account. Deka Immobilien relies on its long-standing partner Siemens. Together, the project participants are relying on a complete digital package with cloud technologies and an "as-a-service" approach to develop a sustainably attractive smart building.

The modernization is to be carried out gradually and user-oriented during ongoing operations. In addition, Deka Immobilien and Siemens want to use it to meet ESG sustainability criteria, improve the CO2 balance and implement requirements from the EU taxonomy. With Desigo CC all building trades under control

The basis for the sustainable digitization package is the Desigo CC building management platform. It combines the control of building comfort as well as fire protection and safety with the control of power distribution systems in an open platform. This allows the

disciplines to interact with each other – the individual systems are intelligently linked with each other. The whole thing is supplemented by a high-performance cloud platform and digital services such as energy data management and technical monitoring.

Continuous visualization of all relevant data

The data from the building services systems is recorded continuously (24/7) and clearly visualized via dashboard. Irregularities and possible inefficiencies are detected at a glance. The owner thus has the energy data management of the Atrium Plaza always present and can determine concrete savings potential. Thanks to intelligent data analysis and control algorithms, many processes are fully automated. Possible changes in the operating behavior of the systems are detected and regulated in advance before major system failures or malfunctions occur. Siemens combined the solution with a partner's thermodynamic building model. Weather and usage data for predictive operation of the technical building equipment are thus included.

Intelligent data analysis reduces costs

Thanks to technical monitoring and ongoing data collection, the performance of the Atrium Plaza and its facilities is continuously reviewed. This provides transparency about system statuses and indications of optimization potential. Energy consumption is also made transparent. Data-based solutions ensure energy-saving building operation. Together with building automation, rule-based data evaluation enables predictive monitoring and efficient control of system operation.

Considerable time and cost savings

The increase in building performance leads to high time and cost savings – and thus reduces operating costs. The building management platform is designed as a cloud solution, so all functions are offered as an "as-a-service" model. The platform also has open IT interfaces so that third-party systems can be integrated.
