Maintaining buildings would be easy if it weren’t for fluctuating temperatures, unforeseen damage, unsteady energy requirements and ever-changing user behavior. To keep things simple, the University Properties of Finland (SYK), the company that owns and maintains the buildings of Tampere University with its more than 11,000 students, has completely rethought its approach to building maintenance. From static to dynamic. From periodic to demand-based. From visual to data-driven.
From static to data-driven campus operations
We co-recreated a maintenance model from scratch – to deliver what’s needed to those who need it.
Creating better conditions across the campus
Ville Kautto and his team realized their building maintenance model needed rethinking to better serve students, employees, contractors and SYK. Together with Siemens, they created a data-driven maintenance model that improves daily operations and user convenience across the campus.

Asset performance services
Every asset on the University Campus reports its status in real time. By analyzing maintenance, asset and performance data, our experts can remotely predict issues for SYK and resolve them before they become real problems.

Digital Service Centers
Once your efficiency strategy is set, engineers at our Digital Service Centers support your team by monitoring, maintaining and optimizing building systems and processes to ensure smooth, reliable and trouble-free operations.

Navigator
Navigator gathers data from across campuses and analyzes it with Siemens’ cloud-based algorithms. The insights help SYK make better decisions and achieve more efficient, need-based, comfortable buildings.

Desigo CC
The open architecture of Desigo CC meets SYK’s current needs and future changes. Maintenance managers can control HVAC, lighting, power, fire safety, and security in one system while boosting efficiency and optimizing operations.

Virtual Power Plant
With the upcoming Virtual Power Plant, campus buildings can join demand-side markets to support Finnish grid stability. The digitalized demand-response system lets SYK easily adjust the buildings’ energy demand up or down.
