An aging asset turns into a beacon of sustainability

Climate change is one of the most significant challenges of our time and buildings play a huge role in global carbon emissions. Australian investment manager Ashbridge Capital, on behalf of German investor Atlantic Funds, embarked on its sustainability journey in 2020. Their goal: to significantly reduce the 22,000 sqm building’s carbon footprint through energy efficiency upgrades, backed by a 24 million AUD investment. The solution: an energy performance contract with us.

The upgrade that brings 1987 up to speed

Modernization needs intelligent control

At the heart of the Riverside Centre’s modernization is the Desigo CC building management system (BMS) which controls, monitors and manages the building. It connects metering and lighting into one system, giving Ashbridge Capital full visibility. As part of the Siemens Xcelerator portfolio, Desigo CC ensures adaptability to future requirements.

Efficiency upgrades that add up

The energy performance contract involved a $24 million AUD investment, covering lift motors, smart metering, LED lighting and a rooftop solar system. Together, they cut Riverside Centre’s energy consumption by 40%, electricity costs in half and enabled the building to exceed its energy performance by 250%.

Real-time monitoring for peak performance

To make sure that Riverside Centre, at 40 years of age, continues to deliver high performance, our remote digital service center in Melbourne monitors the building around the clock. Data-driven maintenance helps Ashbridge Capital to address issues before they affect tenants or building performance.
