Overcoming complexity

At the heart of South Korea's Yeouido financial district stands the landmark International Finance Centre Seoul (IFC). The mixed-use center spans an impressive 505,000 square meters, comprising soaring office towers that range between 29 to 56 stories, as well as the Conrad Seoul hotel and bustling IFC Mall. Balancing diverse building systems to achieve operational efficiency whilst meeting tenants' needs is an ongoing challenge for the IFC Seoul property management. With rising pressure to participate in further ESG initiatives and to meet decarbonization ambitions, the team turned to their trusted partner, Siemens.

Accelerating sustainability goals

Proudly boasting the prestigious LEED certification and being recognized by the Korea Green Building Council as a domestic green building, IFC Seoul stands as a testament to its commitment to sustainability. However, maintaining these certifications comes with its own set of challenges, particularly with occupancy levels remaining consistently above 98%.The first step to achieving the sustainability and cost targets was to sit down as strategic partners and establish a set of critical Key Performance Indicators (KPIs), including reducing energy usage and CO₂ emissions, and improving overall building performance.

Designing a smart solution

Siemens has been a partner to IFC Seoul since 2010, when we installed the latest Building Management System (BMS), fire safety, and security systems. As the customer’s needs evolved, we looked to leverage Siemens Xcelerator, our approach to seamless digital transformation, to deliver a fully connected, scalable solution. Now a cloud-based energy monitoring platform allows IFC Seoul to optimize building systems and improve operational efficiency. Additionally, our digital building services enabled the center to transition from traditional reactive maintenance to predictive strategies for more informed operational decision-making.
