Most buildings in operation lack usable digital documentation: plans are missing, outdated, or paper-only, making onboarding into Building X slow and manual.
Metaroom fixes that. A LiDAR iPhone or iPad Pro captures walls, doors and windows on site. The scan becomes a parametric model in Metaroom Workspace, where teams verify measurements and assign IFC types, then transfer it into Building X.

Capture on site

Walk through the building with an iPhone Pro or iPad Pro. Metaroom recognises walls, doors, windows and furniture as you scan, with a live 3D preview showing what is still missing. Rooms are captured as sections of roughly 100 to 150 m², combining into one model across floors and buildings.

Scan to BIM

The scan is reconstructed into a parametric building model with rooms, floors and a full building hierarchy. Review geometry, take measurements, and export 2D floor plans, IFC, DXF or PDF — or transfer the model into Building X.

Document assets while you scan

Take Snapshots during the scan to record equipment and conditions, HVAC units, luminaires, thermostats, sockets, damage, each tied to an exact position and colour-coded by category. In Workspace, place them as objects and assign IFC types, so assets reach Building X already classified and located.
